Selling your house? What do you need to do next?

Selling your house is something that most people only do a few times during their lifetime. It is a potentially costly business and can cost you thousands if you get it wrong ie if you don't realise the full asking price, or have poor advice from the estate agent to begin with so it is not marketed properly. How do you overcome this and what do you do about it?

Where do you start?

Here are our top tips to successful selling.

Choose the right estate agent. Of course, we recommend you take a look at Chimney Pots and seriously consider appointing us. We've been in business for over 14 years, helping people all around the country buy and sell properties and we are able to work extremely competitively and efficiently on your behalf as we are an online estate agent.
You need to pick an estate agent who fills you with confidence and makes you feel comfortable and, I am sorry to have to break this to you, but the highest valuation may not always be the correct one.
If you doubt the valuations, do some research of your own as to what properties have been purchased for and sold for over the years in the area you are in. It's easy enough to do now online.
First impressions count - repair broken items, repaint where paint is peeling, cut the lawn and clear up the garden if it is unkempt, dusty shelves do not make a good impression.
If some rooms are dark, light the fires or put extra side lights on. This can be done discreetly - you'll often notice it on the property programmes on TV - it's called "dressing" a room to make it appear inviting.
Highlight the good points - start the viewings in your least favourite room, finishing in the best if you can. The last room is the one the buyer remembers.
A "For Sale" board is still considered the main form of selling for your property but online works well too. We advertise nationwide on all the main aggregator sites. In addition we offer value added advice, a lot free of charge and fixed fees, as well as bonuses and incentives for recommending us. A For Sale sign will not work for you if your buyer is coming from out of the area and all you care about is that the house gets sold. So ask us for some independent advice on the best way forward, with many years' experience of marketing online, we know the best way to help you reach out to as wide an audience as possible and get your house sold at the best possible price.
